SITE DESIGN and PERMITTING

With our Smart-Build Process, we use vetted licensed engineering professionals to survey, engineer, design and submit plans to acquire your building permits.

The engineers begin with a site evaluation, surveying, and testing. Designers, surveyors, and testing companies visit the site to document the existing conditions, confirm the boundaries and size of your site, mark its property corners, test soil conditions, and inspect the site for potential contamination or hazards, like buried tanks or chemical leaks. During this work you select and finalize design of your East Coast Dream Home to be used in your site design.

Next, their project designers begin the process of documenting the site’s design. This will include the location of the building(s) or infrastructure, utilities, drainage, and elevations of the land that will be required for the finished project to operate correctly. Once your permits have been approved and received, we order and schedule your home manufacturing.

HOME MANUFACTURING

Your completed East Coast Dream Home’s design is presented to the home assembly plant for scheduling and delivery. This is done simultaneously during the Site Prep Stage. They use the same grades (and often better) of lumber and construction components as someone building the old-fashioned, time-consuming, stick-by-stick built homes. State/Local-compliant East Coast Dream Homes are constructed to the same code as old-fashioned, time-consuming, stick-by-stick built homes with requirements set forth by state and local government for the specific locality. Various model building codes serve as the basis for most state code requirements. Examples include the International Residential Code (IRC), Uniform Building Code (UBC) and the National Electrical Code (NEC). Homes built to local requirements can be financed through conventional mortgage institutions.

SITE PREP and FOUNDATION

During this phase your lot is graded and excavated by closely reviewed and vetted contractors. Site preparation is the process of preparing the site for your new home. This involves clearing the construction site, grading the land, and compacting the soil, protecting the area from erosion, runoff and installing utility services like wells, septic fields, power and communication services. It is a critical step in the construction process as it lays the groundwork for a successful and safe construction project. Once completed Delivery and Setting is released

HOME DELIVERY and SETTING

This is the most exciting time in the process. Your East Coast Dream Home is delivered and the sections are set in place by carefully chosen experienced professionals. Once completed Decks, garages and other exterior attachments are built and attached to your main structure. Once the rough assembly is completed the Finishing stage begins.

FININSHING and HANDOFF

Interior finishes are completed by multi-trade contractors to meet your designed requirements. East Coast Dream Homes can provide utility transfer/activation prior to the Hand-off final inspection is performed. Your keys are presented to you and moving services commence. You are ready to Move-in and enjoy your East Coast Dream Home.
